School Lane

School Lane is the first of our developments, made possible thanks to a grant from East Suffolk Council.

The grant was sourced from the Community Housing Fund, a Government initiative introduced in March 2016.

The aim of the funding is to support an increase in housing supply by increasing the number of additional homes delivered by the community-led housing sector; to provide housing that is affordable at local income levels and remains so in perpetuity; and to deliver a lasting legacy for the community-led housing sector.

New affordable homes

Within the development of 13 homes will be four affordable homes that will remain owned by the community forever and create local homes for people with a strong local connection.

The new homes will be built on the site in the village close to the primary school overlooking open countryside and will be available to rent.

They comprise two two-bed and two one-bed houses, all built to the same standard as those going on the open market.

The one-beds have a total floor area of 51m2 with a comfortable 14m2 double bedroom, while the two-bed houses have a total floor area of 75 m2, with bedrooms of 11 m2 and 10 m2.

Both have a downstairs WC, a small garden front and back and designated parking.

The homes are perfect for those looking to downsize or as starter homes for young families or couples.

All homes will benefit from energy efficient double glazing, air source heating and hot water, radiators throughout and 100% low energy lighting.

Who is involved?

Construction is due to start in the summer of 2021, with a completion date planned for early 2023.

The development is being undertaken by Crocus Homes, a locally based building company working across Norfolk and Suffolk that specialises in homes that provide a modern environment with generous living space.

Every Crocus Home development makes use of – and follows – local architecture themes and has high quality landscaping to appeal to both residents and neighbours.

All of their homes exceed building regulation standards, are built using quality materials and come with a 10-year build warranty as standard.

They also have quality internal fittings that enhance the home and take advantage of energy efficiency technology.

Crocus Homes has contracted local builder Brooks & Ward to carry out construction.

We have partnered with Orwell Housing Association, who will manage the four affordable homes on our behalf.

Orwell Housing provides homes for over 7,500 residents by managing approximately 4,000 properties, throughout Suffolk, Norfolk, Cambridge and Essex.

They are currently the largest supported housing provider in Suffolk.

Involving the community

The new development will sit in the heart of Bawdsey.

We have teamed up with Crocus Homes to develop a relationship with the established community.

This has involved working with local school children to name the new development.

The shortlisted names were passed on to us and, together with the Parish Council and East Suffolk Council Martello Close was agreed.
